How It Works

From Property Headache to a Clear Purchase Decision.

Tell HSPG what you own and what is making you want to sell. We review the property, explain the next step, and discuss a direct purchase offer when the deal fits.

The HSPG Process

Four Steps. You Stay in Control.

There is no obligation to continue simply because you submitted the property.

01

Submit Your Property

Start with the address, parcel ID or location and tell HSPG what you know about the property.

02

HSPG Reviews It

We evaluate property facts, ownership, market evidence, condition or site issues, and transaction feasibility.

03

Review the Offer

If the property fits HSPG acquisition criteria, we can discuss a direct purchase offer and transaction terms.

04

Close & Get Paid If You Accept

If you choose to proceed and the transaction closes, seller proceeds are disbursed through the closing process so you can move forward.

What We Review

HSPG verifies property-owner identification and ownership/authority status before a transaction proceeds. This protects sellers, HSPG and the integrity of the transaction.

Written Terms

You can review the purchase terms and transaction documents before deciding whether to proceed.

Professional Closing

Title, settlement and closing requirements are handled through the appropriate transaction professionals and written closing process.

No Fee to Submit

HSPG does not charge a property owner an application fee simply to submit a property for acquisition review.

You Stay in Control

Requesting a review or receiving an offer does not require you to sell. You decide whether the proposed terms work for you.

Protect yourself from impersonation and payment scams.

HSPG will not ask for your email password, banking password, one-time security code, gift card, cryptocurrency payment, or a fee just to review your property. If a communication claiming to be from HSPG seems suspicious, stop and contact HSPG using the phone number or email published on HSPG.us.

Common Questions

What Happens Before Closing?

Do I have to list the property?

No. HSPG is an investment principal reviewing the property for potential direct acquisition. A separate brokerage path may be discussed only when appropriate.

Do I have to repair or clean the property first?

No repair or listing preparation is required to submit a property for HSPG review. Tell us the current condition and what you know.

Does submitting the property commit me to sell?

No. Submission is for review only. You decide whether to accept any written offer that may be presented.

Do you buy vacant land?

Yes. Vacant residential lots, acreage, infill land and selected development opportunities are part of HSPG's acquisition focus.

What if there are taxes, liens, probate or title questions?

Submit the property and disclose what you know. HSPG can review the issue as part of transaction feasibility, while title or closing professionals determine what must be satisfied for a valid closing. No specific cure or purchase is guaranteed.

What if I need cash or have an important deadline?

Tell HSPG your timing and the reason it matters. A direct purchase can remove some of the delays associated with public marketing, but actual closing timing depends on title, due diligence and written agreement. If you face a foreclosure or legal deadline, consider also speaking with your lender, attorney or a HUD-approved housing counselor.

How do I know I am really dealing with HSPG?

Use the phone number and email published on HSPG.us. Under HSPG's No-Fraud Policy, property-owner identification and ownership/authority status are verified before a transaction proceeds. HSPG will not ask for your password, one-time login code, gift card or cryptocurrency payment to review a property.

Is there a fee to submit my property?

No. HSPG does not charge a property owner an application fee simply to request acquisition review.

Is HSPG a real estate brokerage?

No. Highstreet Property Group LLC acts as a real estate investment principal. Florida brokerage services, when appropriate, are handled separately through Real Estate Kingz LLC.
